Characteristics of tourism investment:‍

Tourism investment is characterized by several characteristics that distinguish it from other investments, including:‍

A- Tourism investments are seasonal investments and the tourist demand for them is seasonal, which leads to not achieving high returns.‍

B- The length of the duration of establishing the tourism project, as some projects reach several years until the project bears fruit and obtains a rewarding return.‍

C- The huge amount of money required to invest in tourism projects, as they include high costs such as: (land, hotel facades, furniture, decoration… and others). (Al-Khawam, 2001: 27)‍

D- Tourism investments are characterized by their reliance primarily on the human element, as there is difficulty in replacing machines with labor.‍

E- Tourism investment largely maintains hard currency and supports foreign trade and the balance of payments.‍

F- Tourism investment is affected by the surrounding environment such as the (political, security, economic, cultural and social) environment.‍

G- The relationship between tourism investment (tourism sector) and other investments in other sectors, as investment in the tourism sector generates investments in other activities (Hassan, 2013: 71).‍
